Confirm the cost structure

Ask for the cold rent, operating-cost advance, treatment of heating, deposit and any separate obligations. Clarify whether the contract uses stepped or index-linked rent. If figures differ from the advert, request the explanation in writing before deciding.

Look at the home as it is

Notice windows, ventilation, signs of moisture, water pressure, noise with windows open and the condition of floors and fittings. Ask which kitchen or furniture belongs to the landlord, the current tenant or neither. Record agreed repairs in the handover process rather than relying on memory.

Understand the contract shape

Check the intended start date, duration, notice provisions and any minimum occupancy language. Ask whether pets, subletting, cellar storage or bicycle parking are addressed where relevant to you. Contract interpretation belongs with a qualified legal professional.

Protect your information

Confirm who is collecting documents and why. Avoid sending unnecessary sensitive material to an unverified contact, and never transfer a deposit merely to secure a viewing. When uncertain, pause and verify the identity and authority of the person offering the property.
